Project Description:
This single-family home was designed to maximize heights and views of the harbor with a contemporary form and materials that were influenced by the home's surroundings and inspired by our clients. The home is located on Newport Harbor, on the Balboa Peninsula in Newport Beach. It's an interior lot with neighbors on either side. The main focus was to create a contemporary family home that took advantage of the property and accentuated all its best features. We wanted the home to feel bigger and taller than it actually was and with the use of tall ceilings, glazing, an open concept and a central courtyard bringing plenty of light and open volume into the home and enhancing the open layout with great indoor-outdoor connection. We also fully utilized the third level with two rooftop decks for entertaining and a home office. With sea-level rise and food zones as a potential issue, we had to reinforce the seawall and raise the existing grade of the home. While adding protection, it does also benefit the views from the home. Solar energy was utilized on the roof, CAL green codes and title 24 energy code were followed. Durable materials were used due to the proximity to the ocean. 12’ ceilings for the living room were a challenge because we needed to place the master bedroom above the space. The challenge mainly affected the central circulation, but we were able to conceal the stairs to the master bedroom from the landing with a custom wood screen that helped create privacy for the master bedroom. This project enhances our understanding of maximizing an interior lot’s best attributes. Bringing natural light into all spaces. Using a central courtyard for open volume and allowing light to penetrate the center parts of the home. This project takes advantage of all developable space including the rooftops to provide exterior amenities that help take advantage of the climate and views of the surrounding harbor and sunsets. Rooftop planters help soften the urban landscape and with all the spaces integrating into an open layout that helps take advantage of indoor-outdoor connectivity as well as airflow throughout the home.
