Project Description:
The most recently completed portion of a 3.5-acre masterplan in the Long Beach East Village is a new multi-family community. Inspired by its location in the East Village Arts District, the distinctive façade draws inspiration from the local culture and art scene. It features a simple mass with staggered openings, contrasting colors of bright yellow, black, and white, and bold geometric patterns created by an artist inspired by the logo of a punk rock band that once recorded across the street.
The five-story structure features 49 housing units with ground-floor commercial space and communal features such as a rooftop deck with waterfront views, podium courtyard, and ground-level gym. Apartments range from 779 to 1,249 square feet and the project fits the eclectic neighborhood’s scale and amenities. The architects created “Sky Lofts”, top floor lofts with large garden decks and expansive views, an innovation that is unique to this project. Located near public transit and dedicated downtown cycle track, the development lessens dependence on automobiles.
The new multi-family building offers needed additional housing in the city and attracts residents to the area, supporting local crafted retailers within the neighborhood. The East Village is renowned as a hub for creative people in downtown Long Beach, and the project provides an opportunity to expand and support that environment.
The ground floor is lined with active uses such as the entry lobby, lounge, gym and restaurant with parking tucked away from view. The developer provided a bulb out at the corner to provide ample outdoor seating for the ground floor restaurant, slow traffic speeds and reduce crossing times for pedestrians.

Project Description:
This project completes a 3.5-acre masterplan in the Long Beach East Village Arts District comprised of local crafted retail, creative office and housing. Prior phases of the revitalization effort included the adaptive reuse of three blighted buildings, the remodel of the adjacent existing structure to house a local record shop and café including one of the first dining parklets in Southern California. The city co-invested by providing pedestrian scaled street lighting, street trees, and other streetscape improvements.
The development is in a transit-oriented zone, lessening dependence on automobiles. The East Village is a highly walkable neighborhood with a near perfect Walk Score of 98, where daily errands can be accomplished without the use of a car. Nearby bus and train lines make regional transit throughout the Los Angeles area excellent, and with an extensive bicycle network a bike score of 91.
The new multi-family building offers much needed housing in the city and attracts new residents to the area, creating a morning through evening atmosphere and helping to activate the neighborhood. The East Village is renowned as a hub for creative people downtown, and the project provides an opportunity to expand that community.
