Project Description:
Bethel 1 is a 3 story, 26 DU urban infill project located in an underserved community in southeastern San Diego. The development provides supportive housing for previously un-housed veterans developed by Bethel AME, the old African Methodist Episcopal Church in San Diego (located nearby for 157 years). This project will serve as the pilot project for YIGBY (Yes In God’s Backyard) which helps to develop underutilized Church land to benefit vulnerable members of the San Diego community.
This infill development maximizes the site development in serving veterans while the design concept breaks down the scale along the street frontage with the recessed porch and social balconies connecting the residents to one another promoting community along with connecting to neighborhood. Essential to the design are secure, communal amenity spaces to supplement the 1 bedroom units which will be furnished by a local non-profit as tenants transition from unsheltered street living to a comfortable and supportive environment. The development sits elevated above the street frontage relating to the existing scale of the neighborhood. The roof deck + balcony amenities create a connected porous frontage and public to private transition into the building.

Project Description:
The integrated high performance design approach has a goal to achieve ZNE and be carbon neutral as an all-electric building. The passive design features include natural ventilation with operable windows, daylighting with full height windows which promote biophilia with views out to nature. The MEP systems utilize a high performance centralized VRF system and centralized electric heat pump boiler system for domestic hot water. The roof area is preserved for photovoltaic panels for energy generation. The exterior circulation system promotes health and wellness.
The baseline benchmark EUI is 13 and the design is targeting a net positive EUI +4.5 kBtu/sf/yr which is a 135% reduction.
Creates a multisensory environment, engaging multiple senses through landscape features such as the butterfly garden, and the use of warm and tactile materials throughout. Special sensitivity to neighborhood scale was considered, while providing necessary housing stock for an at-risk population; previously un-housed veterans.
The project was funded by Bethel AME Church, who are deeply rooted in the community and provided valuable insight into both the history of the neighborhood and the perspective of the future tenants.
Building efficiency allowed savings in building energy expenditure and in construction costs. All circulation is exterior and unconditioned, but encourages active circulation, provides access to communal outdoor space and visual connections to the neighborhood.
