Project Description:
As downtown Santa Ana continues to transform into a walking-friendly and vibrant urban environment destination, the need for new housing, mixed-use development, and civic institutions will continue to be at the forefront of planning and development in Santa Ana. In this context, the adaptive reuse of the 4th Street Market’s second level from an underperforming trade school into loft apartments was a natural transition.
The adaptive reuse supports the vision of Downtown Santa Ana with the new OC Streetcar transit stop soon to open adjacent to the project and within walking distance to parks, commerce, schools, workplaces, and civic buildings. Although the project itself is not a registered historic place, it is located on the Historic 4th Street Corridor “La Calle Cuatro”, which boasts a variety of boutique shops, restaurants and retail shops and services that cater to local as well as regional needs.
The adaptive reuse embraces downtown’s vibrant main street with overhead doors, large steel windows, and balconies opening out onto 4th Street below. Exposed steel columns and wood beams complement the vibrant aesthetics of the 4th Street Market located on the ground floor and create a unique pedestrian connection to those living in the loft apartments above.

Project Description:
This adaptive re-use project takes a sustainable approach by preserving most of the building by replacing an underperforming trade school for housing. This new housing is in the heart of Downtown Santa Ana's 4th street. The low construction cost provides a rent structure that is accessible to the missing middle class, allowing a wider demographic to live downtown. Spaces were provided above the bathrooms that can serve as storage, work areas or sleeping lofts accessed by ladder to further reduce construction costs.
Below the units on the first floor is access to the highly desirable 4th Street Market, a food hall supporting the dining culture for the area. The food hall is occupied by new and emerging food makers and entrepreneurs designed to bring fresh options to the community.
4th Street Market Lofts supports a more walkable downtown, that promotes positive health and economic benefits to businesses located in Downtown Santa Ana and has reduced the reliance of automobiles for residents. No parking is provided on site but is optional in the city’s parking structure connected directly to the lofts, further reducing costs for tenants not owning an automobile.
