The Row at Red Hill Phase 1 is a transformative mixed-use development that honors Santa Ana’s industrial heritage while creating a dynamic, forward-looking urban village rooted in culture, connectivity, and commerce. Strategically located at the gateway between Santa Ana and Tustin, the 14.7-acre site offers unparalleled access to major business hubs, the 55 and 405 freeways, and a rapidly growing commercial corridor.
Conceived as a catalyst for urban revitalization, the master plan introduces four distinct residential neighborhoods totaling 1,100 apartment homes, supported by 80,000 square feet of retail and a diverse mix of public and private amenities. Phase I delivers the first two residential buildings, establishing the foundation for a walkable, integrated community where residents can live, shop, gather, and thrive.
Architecture plays a central role in defining the character of the project. The design draws heavily from Santa Ana’s industrial past, blending heritage and innovation to create an eclectic visual language. Industrial loft-style buildings clad in cool gray brick and floor-to-ceiling corner windows are paired with smooth, light-washed facades and rhythmic window patterns. This layered approach gives each neighborhood its own identity while reinforcing a cohesive urban fabric.
At the retail heart of the development, a prominent corner features an open-air dining patio that fosters community interaction and creates a vibrant, all-day destination. Framed by glass, steel X-bracing, and custom LED lighting, a striking tower element anchors this node, making a bold and timeless architectural statement that signals arrival and activity.
Connectivity is embedded throughout the site. A central pedestrian paseo—designed in the spirit of historic grand paseos—meanders through the development, linking residences, retail, and amenities. Enhanced with lush landscaping, shaded seating, and curated streetscapes, the paseo promotes walkability and bike use, while offering moments of pause, gathering, and engagement.
Elevating the sense of place is a curated public art program, anchored by monumental marble sculptures by artist Sage Vaughn. These installations reflect the project's commitment to culture and placemaking, reinforcing its identity as a community deeply connected to local heritage and creativity.
Health and wellness are also integral to the design. The Row features a two-story, 15,000-square-foot private fitness and wellness center—a first-of-its-kind offering at this scale. Designed to support well-being and lifestyle, the center includes dedicated spaces for spin, yoga, sauna, salt therapy, and meditation.
Along the street edge, efficient interlocking residential units create unique, modern retreats that maintain strong ties to the surrounding neighborhood. Above, four rooftop amenity decks crown the community. These indoor-outdoor spaces offer saltwater pools, spas, private cabanas, fire pits, lounge areas, and clubrooms designed for connection, relaxation, and panoramic views of the urban core.

Strategically located near John Wayne Airport and regional transit corridors, the project strengthens local economic commerce by creating a neighborhood where people can live, work, shop, and gather. With everyday needs met close to home, residents can stay connected to their community while contributing to its growth.
The master plan brings together over 1,100 residential units, 80,000 square feet of retail, and a range of wellness and lifestyle amenities centered around a pedestrian paseo. This linear open space encourages walkability, connects the neighborhoods, and serves as a social spine that activates the site throughout the day.
The architecture draws inspiration from the Bowery District in New York City, known for its mix of industrial grit, artistry, and evolving urban character. At The Row, Santa Ana’s own industrial identity is reinterpreted through a material palette of brick, steel, and glass, along with contemporary forms and clean detailing. The result is a layered architectural experience that feels both grounded in history and relevant for the future.
This thoughtful integration of design, context, and community creates more than a place to live. It builds a dynamic, self-sustaining district that celebrates Santa Ana’s legacy while helping define its next chapter.
Design for Well-Being:
The Row at Red Hill Phase I was designed with wellness as a core principle, embedding health and comfort into the daily lives of residents and visitors. At the heart of the project is a 15,000-square-foot, two-story private fitness and wellness center—an amenity that sets a new precedent at this scale. The center offers dedicated spaces for yoga, spin, salt therapy, sauna, and meditation, encouraging physical health and mental well-being through a full spectrum of activities.
Outdoor environments are central to the wellness experience. A grand pedestrian paseo connects every part of the site and is lined with open-air seating, shaded pathways, and lush landscaping that encourages movement, interaction, and connection to nature. These elements soften the urban context and enhance year-round comfort while promoting an active, walkable lifestyle.
Above, four rooftop decks extend the wellness experience into the skyline. Each features saltwater pools, cabanas, fire pits, and indoor-outdoor lounges that offer opportunities for relaxation, socializing, and retreat. These elevated spaces provide panoramic views while reinforcing the project’s emphasis on balance and well-being.
