Project Description:
Parkhouse Residences at Uptown Newport is a 30-unit luxury condominium community composed of five refined residential buildings, each featuring a single level of on-grade parking and four stories of upscale living above. The design was rooted in a strategic response to the evolving needs of the luxury housing market; specifically, the demand for high-density living that does not sacrifice privacy, security, or lifestyle. The result is a vertically efficient community offering private elevators, keyless direct-entry garages, and a stacked parking lift system that allows flexible storage and EV charging, thus meeting the expectations of modern, mobile, and sustainability-conscious residents.
The greatest design challenge stemmed from the site’s location within a larger master-planned infill area historically dominated by commercial and office uses. Years of entitlement work were required to unlock the site’s residential potential. Approved in 2008, the broader Airport Area General Plan Amendment laid the foundation for future high-density housing in Newport Beach. For nearly a decade, close collaboration with city planners to develop architectural guidelines and zoning standards that emphasized connectivity, walkability, and open space became essential to the Parkhouse Residences design solution. Approvals for the community were finalized in 2014, marking a pivotal step toward redefining urban living in a high-value corridor.
Maximizing land value while maintaining a refined residential experience required inventive planning. The team implemented a concrete mini-podium system supporting four levels of Type V construction above, a unique product type not commonly seen in Orange County. This hybrid configuration created a luxury-scale offering while maintaining construction efficiency and cost control. The parking solution further underscores this balance: each unit features a private garage with the option of a mechanical lift, enabling a two-car configuration within a compact footprint. These innovative choices allowed the development to remain both space-efficient and highly marketable.
Architecturally, the project merges modern neo-classic detailing with a timeless material palette. The buildings follow a base-middle-top organization: a stone-clad base provides a grounded, luxurious feel; sleek glass railings and clean lines define the middle section; and the penthouse levels are setback to reduce massing and frame expansive outdoor terraces. A signature focal tower element enhances the street presence and creates a unified identity across the community.
Parkhouse Residences also responds to the climate and lifestyle of Southern California. Select two-story penthouse units feature outdoor decks and rooftop terraces that celebrate coastal views and indoor-outdoor living. Community amenities, including a heated pool and spa, fitness center, and wellness-focused spaces, contribute to an elevated daily experience.
In total, this project represents a milestone in the evolution of high-density residential living in Newport Beach. It introduces a new product type tailored to the needs of modern professionals and affluent residents—incorporating design innovation, entitlement strategy, and lifestyle programming into a cohesive urban retreat. The collaboration between all consultants and the City of Newport Beach not only overcame entitlement and design hurdles but also set a precedent for future urban infill luxury projects in coastal communities.
Design for Integration, Design for Economy, Design for Energy, Design for Resources
Parkhouse Residences at Uptown Newport reflects a forward-thinking approach to urban infill, combining lifestyle-driven design with sustainable, high-density strategies that elevate the built environment in Newport Beach. Rooted in the concept to address what was missing in the market, the project explores an untapped residential typology; one that merges the efficiency of high-density housing with the privacy, security, and elevated living experience of a single-family home.
Design for Integration:
Parkhouse is part of the larger Uptown Newport master plan, an initiative shaped by over a decade of strategic urban planning. The broader Airport Area General Plan Amendment, approved in 2008, opened the door to high-density residential development in an area traditionally dominated by commercial uses. With a strong emphasis on walkability, connectivity, and open space, the team crafted zoning standards and architectural guidelines that now support projects like Parkhouse Residences. Its thoughtful scale, refined materiality, and massing respond to the urban context while creating a peaceful residential enclave in a dynamic, evolving corridor.
Design for Economy:
The project utilizes a concrete mini-podium with four levels of wood-frame construction above, maximizing land value while maintaining cost efficiency and design integrity. A mechanical lift parking system and direct-entry private garages increase unit count and offer flexible storage and EV-readiness, all within a compact footprint. By eliminating the need for expansive shared garages, the design reduces both construction costs and long-term maintenance. This hybrid typology, merging vertical density with private conveniences, addresses the needs of modern residents, including dual-city professionals and remote workers seeking low-maintenance, luxury living with built-in flexibility.
Design for Energy:
The buildings are oriented and designed to capture daylight while minimizing solar heat gain, particularly in penthouse units with expansive glazing. Efficient systems and compact mechanical systems help reduce energy loads. Every unit is equipped with EV-ready infrastructure, ensuring the development supports both current and future electrification demands.
Design for Resources:
The building’s structure and systems were selected with lifecycle efficiency in mind. The concrete and wood hybrid reduces material intensity while maintaining strength and fire resistance. High-quality, low-maintenance materials such as stone bases, glass railings, and smooth stucco finishes, extend the building’s usable life and reduce ongoing maintenance needs. Shared infrastructure, compact layouts, and material-efficient detailing all contribute to a more sustainable urban development model.
Through design choices that balance performance, livability, and long-term adaptability, Parkhouse Residences establishes a new benchmark for sustainable, future-ready luxury housing in Southern California’s coastal urban core.
