Project Description:
CHALLENGE:
The architect was challenged to provide (2) single-family floor plan types ranging from 3,100 – 3,400 S.F., which maximize outdoor living areas within a compact site located in Playa Vista, California, a walkable urban mixed-use community less than a mile from the ocean. The innovative three-story residences are uniquely configured on small lots, which front directly onto a public way with minimal front/side yard setbacks and a rear alley-loaded condition.
CONCEPT:
As a departure from the antiquated “shotgun” unit typology, (a narrow rectangular residence with rooms arranged one behind the other with typically unusable side yard areas) the innovative floor plans respond to the restrictiveness of the small lots by using a zero-lot line configuration and by uniquely incorporating a 28-degree angle “bend” in the floor plan to maximize privacy, distant view and daylighting opportunities. The angled floor plan also allows for increased side yard widths that enhance the outdoor living experience at the ground floor, in a private setting. The configuration of living spaces is also innovative in the vertical sense. With primary living, dining and kitchen spaces adjacent to outdoor patios at the ground floor, primary sleeping spaces located at the second level make way for unique third floor living opportunities where daylighting, natural ventilation and views are most abundant. With only a secondary sleeping space or office at the rear of the unit, the remainder of the third floor is distinctly dedicated to additional open living areas which terminate at an expansive third floor “sky deck”, where private outdoor living is maximized.
SUSTAINABILITY:
Targeting LEED® Silver, sustainable strategies include natural ventilation, daylighting, and high-efficiency mechanical, water and lighting systems. Building materials were thoughtfully selected to meet environmental standards while accommodating the high-quality expectations of this luxury market.

Description
The jury felt the rotated geometry was successful and that the openness of the corners plays well with the interior and exterior spaces. The articulation of the facade feels good and creates a less ridged street edge without being contrived.
