Project Description:
This site is a triangle with steeply sloping edges adjacent to a freeway on-ramp with an existing underground parking structure. The client had a clear vision of the intended resident profile: young working professionals who expected to do some work at home, and wanted to feel a bit pampered. Shaped like an arrowhead, the building cleverly sits partly on the subterranean garage, and partly on soil, and includes one level of parking at grade with four stories of apartments above. Formally, the building has a distinct “inside” and “outside.” The portion adjacent from the freeway is taut and simplified, with random Juliet balconies placed to suggest motion, and voluptuous curves in reference to the neighboring office building. Inside, the skin is crisp and modern, with flowing balconies and subtle references to mid-century icons—the resemblance to a Palm Springs hotel is deliberate. A lavish pool deck is poised at the steepest, sharpest promontory of the site, with a spa at the very tip, becoming the bow of a sleek ocean liner cruising up the 73 Freeway. Windows in this project are huge, nearly floor to ceiling apertures that frame stunning views in all direction. At the intersection of the two legs of the building on the “inside,” the lobby and leasing center ooze into the space between, creating a focal point at the top of the driveway. On the outside, a generous and well-appointed roof deck is nestled at the point of the arrowhead. Interior amenities include lounge and play areas as well as co-working spaces.
This project should win because it accepted the challenges of a very difficult site and approached them with ingenuity and a decent amount of wit to produce an iconic community.
EVIDENCES OF SUCCESS
• The developer was able to sell the community to a major company upon completion;
• Initial lease-up was very brisk, with the community generating a great deal of enthusiasm;
• The building has become a recognizable landmark in the area.
