MANDARIN ORIENTAL RESIDENCES
BEVERLY HILLS, CA
Mandarin Oriental Residences, Beverly Hills, is the five-star hotel brand’s first exclusively residential property to be completed in the United States and the only Mandarin Oriental on the West Coast. The carefully designed six-story condominium’s sleek exterior features a state-of-the-art glass façade with hairline window mullions and sliding doors. The impeccably crafted interiors boast private terraces and unobstructed floor-to-ceiling windows, providing natural light and views of the surrounding landscape. Organic forms are a signature detail throughout, from the asymmetric curved leathered Taj Mahal quartzite kitchen islands to the vein-matched Azul de Nordic marble vanities with rounded corners. Inspired by California’s landscape, the residences feature wide-plank Nordik white oak flooring and custom Molteni kitchens with silver birch wood cabinetry. Hotel-like amenities include a porte-cochere with valet parking, a library, a meeting room, and a lounge with a fireplace. The private rooftop offers an outdoor pool with cabanas, a spa with a steam room, sauna, and treatment rooms, and a state-of-the-art fitness center. A Michelin-starred Chef will open his first West Coast restaurant on the property and service the rooftop lounge. The development offers hotel-inspired living with the added privacy of a residential-only building, creating a new paradigm in luxury condominium living.
Framework for Design Excellence
Design for Integration:
The project is designed and programmed to allow density to occur directly adjacent to a transit line and a major entertainment district within the city. Including a well-appointed mixed-use ground floor and public garden courtyard promotes walkability and allows the entire public to enjoy the development. The quality of the spaces providing an urban respite, along with the high-quality glazing and stonework, creates a property within the city that people will fight to preserve.
Design for Well Being:
The project intends to bring nature closer to the user experience at every touch point. The integration of structural glazing allows over-sized sheets of glass to decrease site lines, thus creating a seamless indoor/outdoor experience. Private Zen landscape gardens have been introduced throughout the building to unit offerings bringing nature to an elevated multi-family experience. A lush, landscaped courtyard at the street level provides an urban escape from Wilshire Boulevard for the public to connect with nature in an urban setting. Finally, a robust rooftop program and garden allow for an oasis for residents in an elevated market offering connecting residents to nature in a private environment.
Design for Change:
The property is built out of Type IA construction to allow for the adaptability of unit offerings as the market changes. Being so close to transit and having the ability to create smaller units over time as ridership increases will allow the building to respond to market demands. Given the building's heights, the team could have built the building out of Type IIIA wood construction; however, they would need more flexibility to adjust in the future.
