Project Description:
At the convergence of Santa Ana and Tustin, Atlas materializes as the third and final phase of Park & Paseo, a nationally recognized mixed-use community inspiring a model for the urban revitalization of central Orange County, California. The unique development transforms 18 acres of what was once an obsolete industrial site, consisting of an existing data center and hotel, into a modern residence and social hub at the doorstep of the historic Marine Air Corps Station and burgeoning Tustin Legacy master-planned neighborhood. As the final piece to an award-winning community, Atlas forms a contemporary 5-story apartment building contributing 4,404 square feet of retail space and welcoming 483 modern units to the neighborhood.
A well-rounded team of architects and designers took careful consideration to design an all-encompassing multifamily project that fits in today’s context and evolves for the future. Constrained by the existing data center and hotel, the project’s site positioning provided a challenge to create inviting architecture at the most compact portion of the site with the most active frontage. Floating forms and vertical patterns reference the shape of the adjacent blimp hangars, making a statement bridging the past with the future that is easily spotted by airplane take-offs and landings out of John Wayne Airport or by vehicles traversing Red Hill Avenue. Prominent architecture along the street edge establishes a ceremonial entrance to the community, considering a human-scale sidewalk culture and curating a feeling of a safe, walkable community.
The architecture is personified by natural forms and creative wellness-driven amenities that provide an adventurous escape and an intentional reprieve. As a unique place of residence, it is complete with an array of thoughtfully designed indoor and outdoor experiences, serene getaways, fun connections, and health-focused services creating a unique lifestyle for its residents. Transforming a formerly industrial context, Atlas has accomplished an ambitious vision to integrate nature, community, and the urban environment into a dynamic, sustainable LEED Gold design solution.
Framework for Design Excellence
Design for Integration:
Through the lens of The Framework for Design Excellence, the design was influenced by the integration of each principle in one way, shape, or form. The resulting design fits seamlessly into the lively context of the new neighborhood, enhancing the pedestrian experience and curating a holistic environment built on the pillars of wellness, enrichment, and embracing the great outdoors. With an architectural vocabulary modern in nature, locally sourced materials create a rhythmic pattern of floating frames and vertical wood tile elements with a mix of metal and glass that encompass the façade. Staggered rooflines and ground-floor retail with large storefronts engage the passerby and promote a social atmosphere where people feel a sense of connection. Vibrant street art and colorful murals strike a balance between form and materials, reinforcing an environment of self-expression and supplying residents with a local identity to associate with. Abundant outdoor open spaces, including a community park, three rooftop decks, and activated courtyards form connections between the indoors and nature.
Design for Energy:
Recognized with a LEED Gold rating, this community boasts a commitment to environmentally conscious and energy-efficient design. The project’s exceptional focus on sustainability incorporates numerous green features, such as energy-efficient appliances and fixtures within each unit to save water and offset the amount of energy consumed by residents. High-efficiency mechanical equipment reduces carbon emissions and sustainable building materials lower energy usage. In an effort to support water conservation throughout the community, drought-tolerant landscaping and an efficient irrigation system were chosen in answer to the specific climate and Californian environment. Lush landscaping purposely expresses an untamed character to create the sense of a free-flowing oasis that is in harmony with nature. The community also hosts a recycling program for residents to enact change in their daily habits and promote a sustainable lifestyle.
Design for Wellbeing:
Forming a welcoming and healthy lifestyle for all, this community establishes a culture of wellness through physical, mental, and emotional activations. Wellness-centered amenities were conceptualized to stimulate an environment where residents can embrace balance in their lives. Built for individuals with a social, adventurous, and introspective spirit, emphasis was placed on natural spaces and engaging amenities that nurture encounters inspired by the California great outdoors. Named after iconic national parks, enriching experiences can be found throughout the community. Outdoors, the Mojave and Redwood rooftop lounges overlook two secluded Channel Island pool courtyards, the Mariposa game lawn, and community parks, which are synchronized to promote fun, adventure, and socialization. Themed indoor amenities restore a balance of remote spaces for rest and communal gathering spaces for entertainment. Serene, quiet spaces for contemplation and self-reflection can be found in the Yosemite co-working lobby, Sequoia Library and Tearoom, and the Kings Canyon Podcast Studio. Outlets for self-improvement and self-expression include the Pinnacles Yoga Studio and Meditation Garden and the Death Valley Fitness Center. The Joshua Tree Clubroom embodies a centralized hub for connection and engagement anchored by a sculptured Joshua Tree to inspire an adventurous sense of escape.
