Sitting at the base of the San Gabriel Mountains, this 17.3-acre mixed-use project not only provides a fresh, new gateway to the city, but also unveils a unique "hybrid" site. Incorporating a mix of two building types offers a broad spectrum of lifestyle alternatives to the burgeoning community. The site consists of 671 units of 3-story tuck under and 4-story wrap style apartments with 20,000 SF of commercial space. The hybrid design segments the large site, providing manageable and pedestrian-friendly parcels that deliver architectural diversity, stimulate connectivity, and promote community engagement.
Contemporary American Farmhouse architecture incorporates crisp, clean lines and provides simple forms for the residential elevations and retail edges. Design elements feature asymmetrical massing with gable roofs, neutral color schemes, and large covered patios. A consistent theme of “Harvest” permeates the site, encouraging gathering at the leasing and amenity core. Additional amenities are offered at the 4-story wrap, including a resort-style pool, fitness courtyard, and a 4th-floor lounge with adjacent outdoor deck providing epic mountain views.
Diverse floor plans offer an array of lifestyle options. The tuck under product provides innovative interlocking studio and one-bedroom units designed to fit in the chassis of a two-bedroom unit, allowing for planning flexibility. The wrap building provides 50-foot-deep interlocking units over the retail component, acting as density builders. In addition to the retail component, the two residential building typologies at Harvest at Terra Vista bring greater value to the area by broadening the project’s marketability and reach. By attracting different tenant profiles and demographics, the two product types serve as a unique opportunity for community diversification and growth.
The site’s former occupancy heavily informs the project’s modern agrarian vernacular, a design sentiment that remains consistent throughout the development greeting visitors and residents with material, texture, and form.
