Project Description:
The project consist of developing a new 2 level duplex of approximately 5,000 sq. Ft. In modern style of architecture with an attached two-single car garages with Autostack parking feature, balconies, and a 300 sq. Ft. Roof deck. The first and second levels (as separate units) shall consist of living, dining, and kitchen areas with a powder room, a laundry, a master bedroom with master bath and walk in closet, 1-2 guest bedrooms with individual closets and bathrooms. The roof deck shall include a pool and a lounge.

DESIGN INTEGRATION:
The architectural design of this duplex like any typical custom home, began with a complex set of client's program, site constraints/analysis and environmental conditions as well as the city of Dana Point zoning ordinance and the California Coastal Commission requirements including the FEMA latest standards on sea level rises. The design of the house, as a modern style of architecture, was resulted from a collaborative and active participation of the client, who had some collections of the shapes, materials and specific requirement such as slanted walls and soffits had to be incorporated within the front of the house including the main entry. Therefore, following clients' directives, the design aimed to incorporate varying building massing, harmony, balance, and entry statement that are proportionate with the overall structure and its immediate surrounding.

DESIGN FOR ENERGY:
The project is designed as an energy efficient building. While the roof is designed to include a pool and leisure amenities, the mansard roof is utilized to house solar panels to generate adequate solar energy to make this an energy efficient building.
