Project Description:
The City of Hope Seacliff Medical Oncology Clinic is a state-of-the-art healthcare facility designed to provide comprehensive cancer care and expand outpatient oncology services in Orange County. Conversion of the existing professional office building for use as an OSHPD 3 Hospital Outpatient Department required the design team to engage with end users to understand operational needs, align those needs with stringent Building Code requirements, revamp selected building infrastructure, and work closely with the City of Huntington Beach’s third-party building reviewer to ensure approval, inspections, and proper licensing.
The overall site was designed and permitted for a conversion from professional office campus, originally housing five buildings, to a mixed-use development that will ultimately house medical office, professional office, and assisted living. City of Hope’s goal to achieve OSHPD 3 licensure as a Hospital Outpatient Department lead to upfront negotiations with the site design team to align accessible site requirements and right-size utility provisions. This led to an evaluation of the entire building to ensure readiness for the more stringent clinical model and for future tenant flexibility. The design team led the effort, educating the building owner and site team and balancing schedule demands to ensure on time delivery of the project.
During the construction phase additional programmatic needs were identified to support Mohs surgery, used in the treatment and diagnosis of certain skin cancers. Quick collaboration between the care providers defining medical equipment and needs, the design team responding to added the loads and emergency power needs, and the general contractor to help assess lead times allowed for the coordinated integration of the clinical need with no impact to the construction schedule.
The clinic features a medical oncology clinic, infusion services, a compounding pharmacy, and research space. It has been designed with a clean, modern aesthetic, with a lobby space that offers a sophisticated atmosphere and boasts local artists works. The infusion space is crafted to be calming, with large abstract beachscape wall coverings and translucent panels that permit filtration of natural light to separate patient bays. The clinic offers choice between private or social patient bays and a DigniCap room for hair maintenance during treatment.
Design for Economy, Design for Well-being
Design for Economy - City of Hope has recently joined the Huntington Beach care community by partnering with a long-standing practice. It was important for them to find new larger space local to the original clinic as not to disrupt patient travel patterns and care radii. Their adaptive reuse model allows them to arrive within the existing fabric of the community and improve the local carescape in a responsible way. Working within existing lease space led the team to a close look at right-sizing the design program from the start. As a top priority we worked to find balance between business case drivers and supportive spaces for both patient and care staff. Leveraging dining and convenience amenities within walking distance as well as site improvements on campus allowed for right-sizing of interior staff support areas for respite and maximizing patient care space within our existing suite area.
Design for Well-being - Within the infusion clinic patients arrive seeking care that can last for several hours. Ensuring access to natural light for healing we prioritized infusion care spaces along the fill width of the building allowing for uniform lighting access through the course of the day and across all seasons. To ensure staff and care team members also benefit from daylighting we employed a translucent privacy panel that creates individual environments for healing while allowing diffuse lighting deeper within the floor plate. Again, within infusion, we created care stations (infusion bays) that permit patients in treatment to select their level of social engagement on any given day. The translucent panels and privacy curtains provided at each bay may be opened for interaction with neighbors or closed when added privacy is preferred.
City of Hope Orange County maintains a robust local art program that bolster community connectedness. Providing prominent space to highlight artist works at key areas brings in moments of visual respite and calm to all users. Upon entry to the care suite patients and visitors are met with bold signage signifying arrival and an opportunity for playful beach related imagery that links to the community around this clinic. Key wayfinding moments throughout the clinic are highlighted with additional works to improve navigability.
