Project Description:
Corona del Mar Condo's
I was presented with an outstanding opportunity with such a great site, but at the same time was challenged with the unique features that the site presented, complex property lines, easements, elevation changes and the required setbacks. The challenge was accentuated by the owners desire to maximize the buildable size of he units and to take advantage of the outstanding views from the site.
Unit A: 2,020 Sq. Ft. 4 levels

Large Kitchen that opens to Family Room and Living Room
5 decks to meet the required open space requirements, including a panoramic roof top deck, with ocean and bay views.

Unit B 2,000 Sq. Ft. 5 Levels

Overall:
Even though the allowable 3 story design was utilized, the street and alley elevations were reduced to two story's that correspond to the existing environments, The were designed initially as a duplex and were converted to condominiums. The final design provides for both visual and physical separation that does not impact the privacy of the two separate units.
The final arear of both units is within 1.5 Sq. Ft. of the maximum buildable area.

Unit A
.
The design of the front of Unit a overcame the challenges that the complex site presented.
The final design exceeds our expectations in the transformation of the complex and narrowing property lines into an attractive and functional entry courtyard that separates the entrance from the street and at the same time eliminates any unusable square footage and contributes to the open space requirements.
The design also allows for the required to housed in a tandem Garage that meets the site constraints and flows with the final design layout.
The Courtyard opens to to the adjacent city property to provide a seamless utilization of the additional environment to create a private patio with outstanding views. The open living and kitchen space also opens up to the views and provides access to the new patio.
The 3 story house was also designed to in such a manner as to blend with with the existing street environment and to provide additional open view decks that provide for the additional separation and privacy that takes advantage of the spectacular views from the property on all levels.
Unit B
The final design of the rear B unit overcame the the four foot elevation change from the site to the alley with a unique split level design that exceeded our expectations and at the same time provided for an extra large 2 car garage.
The 2nd story open living and Kitchen space take advantage of the spectacular views with an open deck and a raised access to the dining room.
The entry access to the rear unit was designed with 2 separate entry's one from the rear alley and one from the front street, which also provides privacy and separation in keeping with the two sperate unit design concept.
The dual entry also provided for an additional bonus room that could be utilized as a fourth bedroom with a small but functional full bathroom.
The design of the view decks was again to provide the required open space and provide privacy and separation and to take advantage of the different views on the 2nd and 3rd levels.
