Project Description:
Strand Residence is a private residence located in the Strand Neighborhood located in Dana Point, California. The property features a front row seat to the Pacific Coastline and expansive ocean views. The home was designed as a private residence with a heavy emphasis on a California effortless lifestyle with many indoor and outdoor amenities totaling approximately 8,504 sf of living space (5 bedrooms / 6 full bathrooms / 2 powder bathrooms) and 2,244 sf garage / mechanical space.
In an effort to reduce the visual impact of the house, it was designed to be two levels above grade with a semi-subterranean basement that opens up to the rear. The owner also needed a large amount of car parking and storage. Three different garage spaces were designed to meet the requirement, two on the main level and a large subterranean garage accessed through a car lift. The on-grade garages were separated into two spaces to provide a visual break in the massing and to provide direct access to separate locations to the house for varying owner needs.
The home features plenty of natural light and maximizes views to the ocean. Textures and Light were also experimented with through the use of screen details to create some privacy in certain areas and in others to filter and soften the light between spaces. The play on textures continues throughout the home as well as on the exterior to add layers and depth.
The main level of the home serves as the main hosting and day-to-day needs. As you enter the home, you are greeted at the foyer with a direct view to the ocean through the back of the house, and passing through past the formal dining you are transported to the great room and the kitchen island. The kitchen was a unique design worked through with the clients. They wanted a bar-environment for the kitchen island seating, with a secret pass-through window from the kitchen, which is also accessible around the feature wall.
Ascending the staircase, the upper level unveils a grand sanctuary—the lavish primary suite. The primary suite encompasses the entire rear elevation with luxurious separate his and her bathrooms and walk-in-closets complete with large windows framing uninterrupted views of the azure horizon.
Venturing downstairs, the media and entertainment haven is waiting. The floor has large glass doors blurring the lines between the indoor and outdoor program. Inside there is a large media room, game room, bar with wine room, and separate theater. While a few steps outside is access to the pool, spa, outdoor dining and multiple lounges.
The Strand Residence embraces the epitome of coastal living in this contemporary masterpiece, where every corner whispers tales of comfort, luxury, and the timeless allure of the ocean's embrace.

Design for Integration:
The Strand Residence seamlessly integrates architecture with the natural beauty of the Pacific Coastline. By positioning the home to maximize ocean views and incorporating indoor and outdoor living spaces, the design creates a holistic experience that blends the natural and built environments.
Design for Equitable Communities:
The residence promotes an inclusive and welcoming environment by featuring multiple living spaces, such as a large media room, game room, bar, and separate theater, which accommodate a variety of activities and gatherings for family and friends.
Design for Ecosystems:
The design minimizes its impact on the surrounding landscape by maintaining a low visual profile with a semi-subterranean basement. The use of natural light and carefully selected materials helps the home blend with its coastal environment, preserving the local ecosystem.
Design for Water:
Water conservation features, such as efficient plumbing fixtures and drought tolerant landscaping, ensure responsible water use. The outdoor pool and spa are designed to be both luxurious and sustainable, employing modern filtration and heating technologies to minimize water and energy use.
Design for Economy:
The design balances luxury with practicality, using high-quality, durable materials that ensure long-term value and performance. The large, open spaces and thoughtful layout provide a flexible living environment that can adapt to changing needs over time.
Design for Energy:
Large windows and strategic orientation maximize natural light, reducing the need for artificial lighting. The home incorporates energy-efficient systems, including HVAC, lighting, and solar panels, to reduce its carbon footprint and operational costs. The large sliding glass walls provide for ample natural ventilation through the house.
Design for Well-being:
The Strand Residence prioritizes occupant well-being with ample natural light, ocean views, and outdoor amenities that encourage an active and healthy lifestyle. The thoughtful layout and luxurious amenities create a comfortable and serene living environment.
Design for Resources:
The use of local, sustainable materials and efficient construction methods reduces the environmental impact and enhances the home’s sustainability.
Design for Change:
The flexible design of the Strand Residence allows for future adaptations, with spaces that can evolve to meet changing needs. The separate garages and versatile living areas provide options for future modifications and uses.
Design for Discovery:
The Strand Residence embraces innovation in design and construction, from the unique kitchen island and secret pass-through window to the blend of textures and light throughout the home. These elements reflect a commitment to continuous improvement and discovery in architectural practice.
