Project Description:
Designed to enhance Kaiser Permanente’s ability to meet the growing healthcare needs of the community in Ventura County, California, the new Market Street Medical Office Building leverages a progressive design and healthcare delivery approach that empowers its members to easily integrate health and wellness into their daily lives. Providing convenient access to a wide-variety of specialty care services (including a lab, pharmacy and urgent care) in one location, the three-level, 57,000-sqare-foot facility opened to patients in December 2017.
Situated on 7.5 acres flanking the 101 Freeway, the building’s iconic architecture serves as a local landmark and gateway to the city of Ventura. The Market Street MOB is expected to achieve U.S. Green Building Council LEED® Silver Certification with the intent of reaching LEED Gold and Net Zero energy goals upon completion of a future two-story addition and expansion.
In addition to housing space for 26 providers and 49 exam rooms, the medical office campus features a free-standing, 788-square-foot community center for educational symposiums and community events. Offering an uplifting experience in patient care, the new MOB includes a welcoming indoor “public square” with complementing outdoor gathering and recreational space to encourage community engagement and promote healthy living.
Creating an iconic design with a distinctive presence on all four sides was not only important to Kaiser Permanente but was also a municipal mandate due to the project’s prominent location as the gateway to the city of Ventura. Celebrating the region’s agriculture and beach communities, the repetition of the waves along the coastline and patterning of strawberry baskets materialize as accents throughout the building’s interior furniture, flooring and wallcoverings. The area’s top three producing crops – lemon, avocado and strawberry – became design-theme concepts and promote wayfinding on each floor.
The design concept of environmental geometry is clearly expressed on the building’s exterior skin which is primarily comprised of glass, stucco, painted plaster and coral-colored Swisspearl® panels embellished with exposed fasteners and rivets. Expansive horizontal sections of View Dynamic Glass spanning all three levels of the main entry wall floods the atrium in the public square with natural light to promote a healing environment while eliminating glare and reducing energy consumption. Interior band LED lights suspended from the ceiling in the public square, as well as the outdoor porch, are randomly spaced and angled at different heights mirroring the illuminated sea metal channels on the building’s exterior, as well as depressing the volume of space inside.
At night, the channels are illuminated with indirect lighting producing a similar effect. White concrete reveals in the cream-colored plaster block exterior below its distinctive geometric forms mimic rays of sunlight shedding light from the building out into the landscaping, seamlessly transitioning the theme from the building to the earth below. To achieve a balanced plant palette with low irrigation needs, the overall landscape scope is characterized by low to medium water-use trees, shrubs and ground cover.
