Project Description:
Located in the heart of downtown Salt Lake City and featuring apartments, retail and myriad outdoor space. This project will create a sustainable, and pedestrian-friendly urban community with its five buildings comprised of 580 residential units, 22,405 square feet of retail, and 86,000 square feet of private and public outdoor space.
Located on the complete block from 500 South to 600 South and from 300 West to 400 West, the project will serve as a social hub for area residents complete with walkable restaurants, cafes, shops, open green space, plazas, and more. The five buildings of new construction will be interwoven within existing adaptive-reuse structures to help revitalize the downtown region while preserving the area’s historic industrial nature.
This project will introduce a self-sustaining urban environment that will serve as a model for the revitalization of Salt Lake’s larger city blocks. It is designed to be the ‘complete neighborhood’ and will be a curated live-work-play environment with an emphasis on the pedestrian with forward-thinking shared amenities for urban residents, commercial tenants, and visitors alike.
Comprised of 461,921 square feet of rentable space, the project will offer units ranging from 385-square-foot studios to 2,030-square-foot lofts. The community also will feature private outdoor spaces including four rooftop decks that offer a mix of amenities including firepits, an outdoor bar and lounge, comfortable seating, barbeque grills, and sweeping views of the greater Salt Lake Valley, Wasatch Mountain range and beyond. The development also will include two private outdoor courtyards featuring a series of indoor/outdoor pools to be utilized during all weather conditions. Finally, a 5,604-square-foot fitness center will be offered as a shared amenity for use by commercial and residential tenants.
The site currently holds a variety of mixed-use industrial buildings, most notably the Newspaper Agency Corporation Building, which will be seamlessly integrated into the community’s plan. The block’s walkable ground level will include 22,405 square feet of a curated retail experience including a multi-tenant market hall. The project will introduce 52,000-square-feet of plaza space lined with Woonerf-style living streets where an emphasis is placed on the pedestrian rather than the car.
The community design is inspired by the picturesque mountains behind downtown Salt Lake City and invokes a balance of grit, texture, authenticity, and evocative forms. The five, multi-level buildings will also boast distinct architectural features that nod to the region’s industrial past.
MEASURE 2 - DESIGNING FOR EQUITABLE COMMUNITIES
• A walkable environment with all internal streets designed around a Woonerf living street concept with a focus on the pedestrian rather than the vehicle. The idea is to slow traffic down and allow for zero curb conditions where a family with a stroller feels just as comfortable walking through a “street” as it does to walk on a “sidewalk.”
• A focus on community and texture was an emphasis from the start where all site planning efforts were centered around restoring existing industrial buildings on-site and developing only on land that was deemed as underutilized. This process respects the industrial community that has existed for 100 years while creating instant character upon completion of the newly constructed mixed-use elements.
• Centered around the concept of creating the “complete neighborhood.” This concept touches architectural scale and style variety as well as residential products delivered to the market. With products ranging from micro-units, market-rate flats, townhomes, and luxury lofts, a variety of market price points are being met allowing households of various economic levels to call this their home.
