Project Description:
These luxury apartments focus on convenience and functionality. It is a 4-story, type VA residential over 2-story, type IA concrete podium, situated on 2.01 acres in an urban area in Southern California. 182 units ranging between 697 – 1,280 SF offer residents open plan concepts, ranging from 1 to 2 bedrooms and 1 to 2 baths, full-size washer and dryer and upscale finishes.
The shape and massing is simple and provides direct paths to different spaces within the building, yet the opportunity to linger and wonder. The elevations vary from one another, but each follows the same set of requirements. For example, window patterns may appear random, but are designed in a rational way to solve practical issues like seismic requirements, natural light, ventilation, egress and fire department access. This creative engineering is the DNA of the project and allows the design to be organic. Mixed materials, saturated colors and asymmetrical window patterns create this unique and attractive backdrop. Residents will experience the logic of the design, but enjoy the natural beauty surrounding them.
Each of the outdoor courtyards functions differently, provides natural light and ventilation, while creating views and a sense of community. Terraced landscaped plazas punctuate the mass, animating street frontage while protecting and enriching the three focal commons. These sub-dividable community spaces serve diversely sized groups and varied recreational, social and business functions. Amenity spaces are conducive to social connection, creating an environment facilitating growth, health, and collaboration.
The relaxing Zen Garden is a passive area with a small edible community garden encouraging intimate interaction among residents and promotes healthy living.
Within the central courtyard is a pool and spa, chaise seating, and luxury pool cabanas. The courtyard also features additional lounge seating, food prep area, and a modern linear fireplace. Accent lighting surrounds both inside and outside spaces and are used for both function and appeal.
The Engage Courtyard is a more active area with flexible seating, covered dining areas, BBQ/fire pits and a ping pong table.
On site management and maintenance provide 5-star service, while personalized fitness classes and gym offer state of the art work-out equipment. Located directly above the lounge, a doggy deck with enclosed turf area, dog washing station, water station, shade sails and bench seating further the builder’s desire to make residents feel at home.
The developer is also implementing a newly emerging trend known as the “Ground Floor Project (GFP)” - a concept seen in many metropolitan cities such as Los Angeles, San Francisco, Portland and Seattle. The goal of the Ground Floor Project is to incorporate artistic and developmental activities into everyday life in fun, entertaining and sociable ways. Music, food and art create the genetic code for the community. This project aims to do just that – it is animated, lively and dynamic.
