Located at the heart of Newport Beach, this for-sale residential development sits immediately adjacent to world class dining and shopping venues, employment centers, and spectacular views of the Newport Beach Country Club, Upper Newport Bay, Newport Harbor, and the Pacific Ocean beyond. The primary design objectives of this residential project are to create a site responsive, innovative, sophisticated and luxurious living environment.

The site plan responds to severe topography and irregular boundary geometry by organizing five separate residential structures over a common parking garage and are located to maximize views to the golf course and ocean, as well as create on-site common open space for the residents. Vertically stacked to allow upper units to the back to gain views over the lower in front, the buildings also are designed to respond to the typography and place residential units near the golf course edge below.

Privacy is an important characteristic of this exclusive community and is achieved by designing the residential front entry doors with direct and individual access to the elevators.
