Project Description:
Over the past ten years, the South Park district of Downtown LA has seen tremendous growth in mixed-use residential development. However, as a result of South Park’s division between north and south at Pico Boulevard, throughout this revitalization period, the north side, due to its proximity to LA Live, has benefited and grown while the south side has remained stagnant because of its less prominent location and a lower allowable FAR. This urban mixed-use project is located right in the heart of the south side of South Park and, with its key location, is envisioned as the catalyst to finally bring more development to this area of Downtown LA.
The building form was heavily influenced by the unusual lot shape, its location, and by the building program. A corner retail plaza for the neighborhood will activate the street, where no strong retail presence currently exist. The resident pool and courtyard overlooks Olive Street to achieve the best solar orientation, while a common rooftop terrace provides expansive views. Conceptually, these various programs were literally cut out from the basic building mass which results in cascading open spaces along Olive Street that create a softer urban street edge and reinforce a pedestrian oriented scale at street level. Additionally, the architecture aims for a more streamlined and timeless aesthetic that seamlessly blend with the urban fabric.

Description
The jury felt this project was a breath of fresh air and applauded the restraint and courage shown by the architect and the developer by articulating and stepping down the corner of the building. There is a clear architectural language and overall massing is well done given the odd shaped site.
