Project Description:
This development, located on the site of a former aging strip mall, consists of three separate structures designed as a family of buildings– each distinct in appearance and personality, yet cohesive as a group carrying the same DNA. Two of the buildings will house market-rate apartments, while the third building will consist of affordable units for seniors.
The ground-level retail of this mixed-use development will activate the streets and the plaza, an urban element that was lacking due to a surface parking lot along Santa Monica Boulevard. A mid-block garage entry was created to access a loading dock that allows all service functions to be hidden away from the mews and plaza spaces. Townhomes with entry patios and retail spaces line the perimeter of the above-grade portion of the garage, concealing parked cars while activating the street.
Connectivity between the two market-rate buildings and their shared resident amenities was achieved by creating an iconic bridge element between the two buildings. The bridge, which orients residents towards the Hollywood Hills, also acts as a mediating piece that reconciles the different architecture of the two buildings.
