Project Description:
Designed for William Lyon Homes in the Interpretive Farm House Style for the Esencia Community in Rancho Mission Viejo, the emphasis of this 94 unit (18.3 DU/Acre) project was to appeal to a wide range of buyer profiles. From 5 base floor plans, 34 derivative plans were created to provide a variety of features within the floor plans and also a variety of architectural massing outside. Three different versions of the Farm House Style was created for variation in the elevations for the community. The interior living spaces are spacious and informal, opening up to outdoor rooms with views to adjacent parks that bring the outdoors in, which has a broad appeal across all buyer profiles. In addition, we created units with as much light as possible by configuring the building so that most units are on corners; the units which are “sandwiched” are extra wide at the living and master bedrooms. For a medium density multi-family production project, the architectural detail level, plan variation and integration of indoor /outdoor living is unique.

Description
The jury admired this project and felt the architects applied a thoughtful use of the farmhouse motif not only in the building's forms but also in the color selections and landscape design. The project doesn’t read as a multi family or auto court building and seems to be a pleasant environment to live in.
