Project Description:
The flat 4.4-acre site is located within a 1980s suburban office park which was recently master-planned and re-zoned to allow mixed-uses including high-density residential, hotel and retail uses. This rectangular parcel was the last remaining void in the master plan and therefore required a thoughtful and inventive approach to mediate the vast differences in scale between the large office buildings and smaller nearby single-family homes. Another goal was to allow for pedestrian passages through the site, thereby threading together the disparate neighborhood.
The result is an inventive re-imagining of infill multi-family residential developments, distinguished by innovative land-planning and dramatic architecture.
The project is comprised of 300 market-rate apartment units within 3 separate buildings, a 5-story “South Building”, a 5-story “North Building”, and a 4-story “Center Building”.
The South Building is a sweeping curve that matches the arc of the avenue on which it fronts. Each floor is expressed by horizontal white plaster bands. Inserted between each floor band are narrow vertical strips of floor-to-ceiling glass and cement board siding in an alternating pattern. The façades are further articulated by a series of brightly-colored red frames that surround some of the unit terraces. The first floor is clad with dark gray brick which creates a solid visual base over which the lighter-colored upper floors seem to float.
The North Building is a straight linear bar fronting on MacArthur Boulevard and shares the same exterior design as the South Building.
The Center Building is comprised of a series of 4-story linear rectangular blocks which wrap around three sides of a 6-story above-ground parking structure. These blocks extend out from the parking structure and toward the North and South buildings to enclose two large landscaped courtyards at the ground level. The exterior is wrapped in a large staggered red grid. The first floor of the building is clad with the same dark gray masonry as on the North and South Buildings, creating a unified base for the entire ensemble of buildings.
The parking structure extends one floor beyond these residential blocks and the roof of the structure serves as the amenity deck. Two one-story pavilions on the deck contain the clubhouse and fitness facilities and look out on the large pool.
The strong building forms are varied in height, length and shape and further enlivened with bold color, pattern and texture.
Unapologetic of its scale, color and Modernist roots, The Marke is filled with amenities on par with high-end boutique hotels. Providing social gathering spaces and activities that bind the community together, the design of the Marke redefines Southern California apartment life.
