Project Description:
625IVE represents the exciting opportunity to reinvigorate a 20-acre site in the center of Orange County from a historic printing press operation into a mixed use creative lifestyle campus.
Our client came to us with the vision of creating a highly collaborative and connected urban mixed-use campus that will help transform a neighborhood, serve as a beacon of prosperity for the county, and help establish downtown Santa Ana as the technology hub of Southern California.
The team’s design strategy focused on drawing inspiration from the site’s historic past, while looking towards a sustainable urban hub of the future.
625IVE celebrates the history of the 100-year old newspaper facility with a new Brand Identity highlighting the prominent Santa Ana address, and representation of the 4-color offset printing process of newspaper print within the logo itself. At the core of the 20-acre development is the dramatic repositioning of the existing printing press, office, and warehouse buildings, and is envisioned to be a model for office spaces in the creative tech industry. Intentionally showcasing the historical printing presses, “The Heart” of the campus is surrounded by a variety of new indoor/outdoor workspace and amenities underscoring the site’s bold vision for the future.
The existing site is situated adjacent to a regional transit center with a connection that is reinforced by a proposed pedestrian bridge. The parking structures are designed with clear height decking and exterior circulation for potential repurposed use, as the dependence on automobile parking is expected to decrease in the future. Extensive use of a photovoltaic array is another key component to the site’s resiliency, maximizing its solar-favorable Southern California locale.
When all phases are complete, the site will accommodate over 2 million square feet of highly interconnected interior/exterior creative office, incubator, retail, residential and hospitality uses providing a new focus on vertical density and urbanization in Orange County.
