Project Description:
Design Intent:
The Lido Villas encompass 5 buildings on a 3.9-acre parcel located on a triangular-shaped piece of land conceived as Lido Village on the Balboa Peninsula in Newport Beach. Twenty-three 3-story townhouses known as Lido Villas are a key element in the years-long effort by the City of Newport Beach to redevelop the Peninsula as an enduring oceanfront destination since the early 1900's. It is an honor to continue to participate in the successful revitalization of Lido Village following our award-winning design for the adjacent mixed-use building at 3388 Via Lido, which was considered a catalyst and vital for the successful realization of the entire Lido Village plan.

Project Description:
Taking visual cues from the sailing vessels in the adjacent Newport Bay, the façades of harbor-facing units are clad with an aluminum rain screen above the first floor. In order to hold up to the coastal marine environment, the ground level, first floor units are finished with cedar tongue and groove siding which are also installed as a rain screen.
Consistent with the exterior architectural language, townhouse interiors are clean, crisp and modern. The façade’s undulating expression creates shading for the units through the use of overhanging roof lines and recessed windows. Primary living spaces occupy the second and third level of each unit. Operable windows on both front and rear of the units allow for natural cross ventilation however, the units are also equipped with state-of-the art heating and air-conditioning systems. A large rooftop terrace above the 3rd level on the “roof” include luxurious hot tubs and spas. The design will be LEED certified.
