Project Description:
NINETEEN01 is a modern urban infill development marking the first in the new Metro East Mixed-Use overlay zone created by the Santa Ana Planning Commission, known as MEMU. Intended to create an “urban village” in this nondescript area of Santa Ana, the MEMU plan encourages denser development, ground-floor retail and pedestrian connectivity. The plan also requires each development to set aside one-third of the site as public open space, a space of 33,000 square feet for this 5.1-acre site.
An underutilized office building with a large 600-car parking structure previously occupied the site. After multiple site plan studies, the Architect persuaded the developer and City to remove the office building but retain the parking structure and incorporate it into the new mixed-use development.
Being the “test case” for the MEMU Plan necessitated that the new development have a thoughtful and inventive planning approach to mediate the vast differences in scale between the nearby large office buildings to the west and smaller single-family homes to the east. The result is an inventive re-imagining of infill multi-family residential developments, distinguished by innovative land-planning and dramatic architecture.
The new development is a vibrant cluster of new three- to five-story buildings encapsulating the existing parking structure and defining a large triangular public park. The development is comprised of 265 units in a mix of one, two and three-bedrooms units, with an average unit size of 1000 square feet per unit. There is also a large retail component along the entire length of the First Street façade,
In deference to the neighborhood context, the building massing is quite varied, starting low at the eastern end and stepping up in scale westward along First Street, culminating in a tower that anchors the triangular public and acknowledges the nearby large office building. A large at-grade courtyard between the buildings is filled with amenities on par with a boutique hotel.
Intimately-scaled three-level “walk-up” townhomes wrap the existing parking garage on the east and south sides, masking it from view and creating an urban “townhouse” street. Each townhome has a roof-top terrace for entertaining and featuring dramatic views.
The amenity deck, pool and clubhouse were built over the existing parking structure and have compelling views of the area. The fitness facility in the clubhouse has roll-up doors which extend the space onto the pool deck.
The strong building forms are varied in height, length and shape and further enlivened with bold color.
Unapologetic of its scale, color and Modernist roots, Nineteen01 is filled with amenities on par with high-end boutique hotels. Providing social gathering spaces and activities that bind the community together, the design of the Nineteen01 redefines Southern California apartment life.
