Project Description:
Located in Reno, Nevada on the former site of a 1960’s-era mall, this new 46-acre mixed-use master plan incorporates a central commercial district surrounded by 1,262 apartment units configured in both five-story multifamily “wrap” buildings and three-story on-grade garden residences. The plan was heavily influenced by the existence of a multiplex movie theater located on the eastern portion of the site. Capitalizing on the presence of an anchor lifestyle tenant, the existing theater formed the location of the retail district, resulting in an innovative planning solution that emphasizes placemaking and retail integration. By positioning the 160,000 square feet of proposed commercial at the center of the site, as opposed to the more conventional suburban corner location, the plan creates a destination shopping, dining, and office environment highlighted by a Main Street and Village Green that will draw residents and visitors to the heart of the community. The residents will have convenient access to the commercial core through a network of paseos and walkable urban streetscapes.
With convenient access to mountain recreation and a relatively affordable cost of living, major employers are finding the city of Reno an attractive prospect for relocation and expansion. Current residential opportunities in the area are both insufficient and outdated. As new companies become established in the area, this community will become a new city center offering residents a vibrant place to live, work, play, and recharge.
