Project Description:
The developer engaged the design firm to provide interior architecture services for a new luxury community in Aliso Viejo dubbed Vantis. With the goal set to make Vantis the crown jewel of its portfolio of rental properties, the apartment developer asked the design team to lead services specifically for the interior lobby and leasing center, interior unit finishes, interior amenities spaces, as well as shared exterior living, lounge and entertainment areas throughout the property. In this role, the design team would drive much of the overarching feel of the community, touching a multitude of key resident-facing areas to visually and experientially establish the Vantis community brand.
The design team recognized a challenge for Vantis: how best to design spaces that would appeal to the expected, wide-ranging renter demographic which included empty nesters, divorcees of different ages, as well as young working professionals. With future residents coming from three major generations – Millennials, Generation X and Baby Boomers – who are widely known to have varying tastes and living requirements, the team sought to create a flexible design that would appeal to all.
The team also faced demands common to projects of this magnitude including a need to collaborate and plan for delivery with a number of other project partners, such as an exteriors colorist whose palette the designers worked to directly complement. The design team worked tirelessly during the construction phase of the project to handle all staging to meet the client’s delivery schedule, despite portions of construction still being incomplete – a highly challenging prospect at times.
This is the largest project in the design firm’s multifamily portfolio and the community is working to meet unmet demand in South Orange County for resort-style, luxury rental living where older apartments are the norm.
