Project Description:
Site planning for this project incorporates specific consideration for the building’s predominantly residential use as well as for the surrounding office context. Building placement was determined based on the site location that will be the least impactful to the obstruction of views and daylighting for the surrounding office buildings. Building scale and vertical placement of uses are intended to minimize the overall building footprint to create a “ground plane” that maintains and enhances the connections, circulation and environment of the existing office campus. In addition, the building footprint was intentionally divided into two portions allowing for the office environment and pedestrian circulation to bisect the project and enhance connections between the existing office buildings and parking. Located at this prominent pedestrian connection is a proposed retail plaza to serve both the office and residential users of the site as well as the greater Orange County community.
At the upper residential units the building is sub-divided into three residential masses to allow for visibility through the project from the surrounding office buildings. This approach also provides for substantial massing breaks that add visual interest and reduce long obstructive buildings facades.
The building’s architecture comprises a contemporary style characterized by simple forms and expression of material and structure. In respecting the commercial context, the building’s contemporary style is intended to convey an urban character and relate directly to that of the surrounding office buildings.
Form and composition maintain a traditional tri-partite approach of base-middle-top with an emphasis on the vertical transitioning of heavier to lighter materiality. The 2-story “base”, defined by a predominantly heavier materiality of Glass Fiber Reinforced Concrete (GFRC), is intended to ground the buildings and denote a visual distinction between the office and residential environments. Main building entries at the ground level are prominently defined with lighter materials of glass and metal to create hierarchy and express building entry, function and activity.
The “middle” portion of the building, characterized by an expansive glass window wall system, exposed concrete slab edges, and cantilevered balconies, takes on a sleek lighter feel than that of the base below. The “top” 2 penthouse levels are defined with step-backed terraces and prominent canopy extensions that continue to lighten the building as it transitions in height.
The building materials proposed consist of a complimentary palette of warm neutrals. The GFRC base material is of a sand color with a sandblast finish to add texture and visually tie into the overall sleekness of the contemporary style. The accented metal, occurring at the building trim, window frames, and canopy is of a warm medium grey tone and adds depth and contrast with the GFRC. To limit potential glare from the building façade the project will be built without reflective or shiny materials. The GFRC and concrete structural materials are inherently non-reflective matte finishes, while the accented metal and building glass and glazing are specified to minimally reflect light.
